We’ve expanded our footprint in Southern California with the acquisition of Chino Spectrum Towne Center, a ~460K SF grocery-anchored regional center strategically positioned along Highway 71 in the growing, affluent submarket of Chino Hills, less than 35 miles east of Los Angeles.
With over ½ mile of freeway frontage and visibility to more than 105K vehicles daily, Chino Spectrum serves as the dominant retail destination in the trade area, generating an estimated ~14M annual visits. Anchored by H-Mart, Best Buy, Nordstrom Rack, Marshalls, BevMo, Skechers, and Ulta, and complemented by shadow anchors Walmart Supercenter and Sam’s Club, the property features a dynamic mix of national and regional retailers and restaurants.
This acquisition strengthens our presence in California, advances our clustering strategy, and underscores our discipline in adding assets with strong retailer performance and compelling growth profiles in high-demand markets nationwide.
In addition, the property offers significant value-creation and remerchandising opportunities, including meaningful near-term leasing of vacancies, upcoming lease expirations with well below-market rents, and reinvestment potential to capture strong tenant demand and reposition the center for long-term growth.
