We continue to grow our footprint with the acquisition of Mayfair Shopping Center, an ~220K SF grocery-anchored neighborhood center located along Jericho Turnpike in Commack, NY, serving approximately 2.5M annual visitors in an affluent New York City suburb on Long Island.
Strategically positioned along Route 25 with visibility to more than 28,000 vehicles per day and immediate access to Sunken Meadow State Parkway, the center serves as a dominant, daily-needs retail destination within a strong regional retail node.
Anchored by Lidl, Planet Fitness, and PGA Tour Superstore, and complemented by a strong mix of national and regional tenants including Sephora, J.Crew Factory, Loft, and Capital One, the property benefits from consistent consumer traffic and presents compelling value-creation opportunities through leasing, embedded rent growth from below-market leases, densification and additional reinvestment to further enhance merchandising and performance.
This acquisition strengthens our market presence on Long Island, bringing our portfolio in this submarket to 14 properties totaling more than 1.6M SF, and underscores our disciplined approach to acquiring well-located, necessity-based retail assets in thriving markets where we have a significant presence.
This is also a milestone transaction for Brixmor, as it marks the first time the Company has used partnership units as currency for a portion of the acquisition price.
