Growing our southern footprint

We are continuing to grow our footprint in high-performing markets where we have an existing presence.

Our two newest additions, Stanford Station in Panama City, FL and Jones Crossing in College Station, TX, further strengthen our portfolio by clustering around existing assets, pairing dominant anchors with strong traffic and daily needs tenancy.

Jones Crossing | College Station, TX

Jones Crossing is a strong addition to our College Station footprint, where we now own three centers near Texas A&M, one of the largest universities in the country. This ~160,000 SF center is anchored by a market-dominant H-E-B and is located just minutes from campus, drawing approximately 6.1 million annual visits and ranking in the top 1% of neighborhood centers in Texas.

The acquisition also presents a clear opportunity for additional value creation, with more than 15 acres of land for future outparcel pad sites that we plan to develop. Alongside our two nearby centers, Jones Crossing is a welcome addition to our TX portfolio.

Stanford Station | Panama City, FL

Stanford Station is a ~98,000 SF Academy Sports-anchored center located along West 23rd Street, a primary retail corridor in Panama City. The property ranks in the top 3% of like-sized centers in Florida for foot traffic and is adjacent to two Brixmor-owned centers, anchored by Publix and Walmart, respectively, further enhancing our cluster in the market.

Located within a growing market in the Florida Panhandle, the center presents a clear opportunity to drive value through mark-to-market leasing alongside nearby assets already positioned for near-term growth. This acquisition also marks our 49th center in Florida, Brixmor’s largest state by ABR.
