Brixmor is an active acquirer of open-air retail properties with attractive risk-adjusted returns. The company is focused on leveraging its national platform to maximize asset value and enhance the centers’ relevance to the communities they serve through proactive management, remerchandising and accretive redevelopment. Key attributes of potential investments include:

  • Well-located in productive or underserved retail corridors with strong fundamentals
  • Undermanaged or unrealized value creation potential
  • Strategic to the company, including anchored shopping centers, pad sites and unanchored strip centers adjacent or complementary to existing Brixmor assets
  • Located in markets with longer term opportunities to build critical mass, scale and leverage in attractive retail nodes

Brixmor is in a unique position to facilitate efficient single asset and portfolio transaction processes given its simple, flexible balance sheet and experienced transaction team. Brixmor can close all-cash and will consider assuming existing loans as well as structuring tax-efficient transactions to defer capital gains.
